How Much Does a Home Addition Cost in Ohio?

At some point, many families begin to feel that they’ve outgrown their home. Too few bathrooms, not enough space to entertain friends and family, or additional family members slated to move in or come into the world are a few of the many reasons homeowners begin considering a home addition. If you’re wondering where in your home an addition would be best suited, consider these common additions for your Cuyahoga County home, ideas for your addition, and what you can expect them to cost

Outdoor Kitchen

$15,000 to $50,000

An outdoor kitchen is an excellent addition if you like to entertain or simply spend plenty of time outside. With an outdoor kitchen, you can choose appliances and features that rival your indoor kitchen for the most efficient setup, or something more minimal to keep a smaller footprint and lower cost. Consider including the basics–like a built-in grill, sink, and storage–or something more substantial–like a dishwasher, beverage cooler, range, and a bar. Include a dining area, lounge area, and fire pit for the ultimate outdoor living area fit for hosting plenty of friends and family.  

To winterize your outdoor living area, consider installing in-slab radiant heating, heavy outdoor curtains, a fireplace, and infrared heaters. For the warmer months in Northeast Ohio, mounted oscillating fans should do the trick. 


Mudroom & Laundry Room

$200 per square foot

Adding a mudroom and laundry room to your home may seem like a luxury addition, but homeowners tend to be unanimously grateful they’ve made this decision when planning their remodel.  

A mudroom makes for a perfect entry point, especially when children live in the home and tend to return from school or games with lots of backpacks, dirty shoes, sports equipment, and the like. Include a sink or even a place to rinse off the dog and you’ll keep the mess that’s typically tracked into your home contained in the mudroom. You should also ask your designer to include custom built-in cubbies, a bench, and plenty of storage. 

Rather than a small laundry closet, plan for a laundry room with ample space to move around, custom storage, and bars for hanging clothes. Having a designated room for your laundry will keep baskets off of the hallway floor and will offer additional space for sorting, folding, and soaking.  

Depending on your custom storage needs, the grade of durable flooring, and appliances, your mudroom or laundry room cost can increase from this estimate. 


Primary Suite Addition

$170,000 to $350,000

Older homes tend to lack a primary suite, which can cause frustration during your morning routine and lack a real place for respite in a noisy home. Give yourself increased privacy and a place to peacefully get ready in the morning and wind down in the evening with a primary suite full of features and space. 

Your primary suite addition can include a private entry hall to create separation from the rest of the home. In the bedroom, plan for a sitting area with enough room for two armchairs, an ottoman, and built-ins for books, records, or even a wet bar. A fireplace is a perfect addition for your primary suite during colder months, or choose an electric fireplace that gives you the atmosphere of a fire but without heat when you don’t need it. 

Have your designer explore private deck ideas that include privacy fencing or vegetation. Your private deck is a great place for your morning coffee, yoga routine, or a glass of wine in the evening.  

Your primary suite closet should at minimum be a walk-in size but can be elevated to a full dressing room with custom storage, a closet island, and closed cases for formalwear and suits. In your dressing room, there could even be a private laundry closet for added convenience.  

The primary suite bathroom should be your oasis. Technology in the bathroom has come a long way in the past few years and there are opportunities for including it at every turn. Consider a steam system for your shower, for example. The shower stall will need to be enclosed from floor to ceiling to retain the steam and protect the other finishes in your bathroom, however. A steam system will help you feel rejuvenated in the morning and relaxed in the evening. Many systems can also include built-in Bluetooth for music or podcasts, chromotherapy, and programmed temperature and water pressure settings. Also include in your at-home oasis a freestanding tub with heated tub walls, a smart mirror, and in-floor radiant heating. 


Garage with a Carriage House

$500 per square foot

An attached garage with a carriage house can offer you the added space you need to house guests or to create a home office with added seclusion for an uninterrupted work day. The standard two-car garage is 400 (20×20), 576(24×24), or 720 (24×30) square feet. The amount of square feet your garage is will be the space you will have to work with for the carriage house above.  

Even 400 square feet is enough space for a small studio-size apartment for guests, and plenty of space for a home office. Include a small two- or three-piece bathroom and a wet bar for convenience and you will have a perfectly functional independent space.  

A detached garage and carriage house, on the other hand, will require running electricity and plumbing to the structure, as well as a separate HVAC system, which will increase the cost.
