Even 400 square feet is enough space for a small studio-size apartment for guests, and plenty of space for a home office. Include a small two- or three-piece bathroom and a wet bar for convenience and you will have a perfectly functional independent space.
A detached garage and carriage house, on the other hand, will require running electricity and plumbing to the structure, as well as a separate HVAC system, which will increase the cost.
